The three-bedroom homestead comfortably accommodates up to 17 guests in existing beds, with additional flexible sleeping arrangements available for larger gatherings, extended whānau stays, retreats, or group accommodation.
The expansive communal living space can be adapted to suit the needs of your group — whether styled as a relaxed shared lounge, open gathering space, or arranged marae-style for additional communal sleeping. Extra mattresses and linen are provided, allowing guests the flexibility to configure the space in a way that best suits their stay and group dynamic.
For groups requiring additional space, guests also have the option to add the on-site cabin accommodation during checkout using the available booking add-ons and selection options.

All bookings are strictly non-refundable.
No cancellations or refunds will be issued under any circumstances, including change of plans, no-shows, or early departures.
We strongly recommend guests arrange travel insurance to cover unforeseen circumstances.
If your intended use of the property includes additional visitors, celebrations, gatherings, functions, or increased attendance beyond standard accommodation use, this must be accurately declared and added to your booking using the available visitor and event selection options provided at checkout.

These booking selections are important as they help ensure the property is appropriately prepared and managed in consideration of safety, parking capacity, septic and facility usage, utilities consumption, and the increased wear associated with higher on-site attendance.

Our standard accommodation rate includes up to 8 guests as part of the base booking. For larger groups, additional guests are welcome at a rate of $65 per person, per night. Seasonal, peak-period, holiday, and special event pricing may apply throughout the year, with current rates displayed at the time of booking confirmation.

All persons remaining on-site after 10:00 PM are considered overnight guests and must be included within the booking. If additional overnight guests attend or remain on-site after 10:00 PM and were not originally included, the booking must be updated accordingly prior to arrival or as soon as practicable via the booking portal. Any undeclared overnight guests may be added to the booking retrospectively and charged at the applicable guest rates.

Additional visitors, gatherings, or increased attendance not included or approved within the booking confirmation are not permitted.

If you are unsure which booking option best reflects your intended use of the property, please contact us prior to confirming your reservation.

Rubbish must be removed upon departure. Any rubbish bags left on-site will incur a $7 per bag removal fee.

The home must be left in check-in condition unless you have selected and paid for Horotiu Homestead to complete the cleaning on your behalf. Kia Ora
